What is LeasingDesk?

“LeasingDesk” (often shown as “LeasingDsk” on a credit report) is a tenant‑screening service operated by RealPage that landlords and property managers use to check rental applicants.​

What LeasingDesk Does

LeasingDesk pulls information such as your credit data, rental and payment history, criminal records, income, debt, and eviction records to generate a screening report and a pass/fail‑type score for landlords. Property owners use that report to decide whether to approve, deny, or add conditions (like a higher deposit) to your rental application.​

Why It Shows On Credit Reports

When a landlord uses LeasingDesk to screen you, the system can trigger a hard inquiry on your credit report under a name like “LeasingDsk” or “LeasingDesk Screening.” That inquiry may slightly lower your credit score for a time and generally stays visible for up to two years, similar to other hard pulls.​

LeasingDesk/RealPage is treated as a consumer reporting agency, so you can request a copy of your tenant‑screening report and dispute incorrect information under the Fair Credit Reporting Act. If you see “LeasingDesk” on your credit file and were denied housing or believe something is wrong, contact RealPage/LeasingDesk for a copy of your report and then dispute any errors in writing with documentation.

LeasingDesk screening can affect your credit report mainly by adding a hard inquiry and, in some cases, by helping landlords decide based on information pulled from your credit history.

Hard inquiry on your report

When a landlord uses LeasingDesk (RealPage) to screen you, the system usually pulls your credit file from a bureau, which creates a hard inquiry labeled something like “LeasingDsk” or “LeasingDesk Screening” on your credit report.​
A hard inquiry can cause a small, temporary drop in your credit score, and the inquiry generally remains visible on your credit report for up to two years, though its impact on your score lessens over time.​

Effect of multiple applications

If you apply for several apartments in a short period and each landlord uses LeasingDesk or similar services, you can accumulate multiple hard inquiries.​
Multiple inquiries in a short timeframe can have a bigger negative effect on your score, especially if your credit history is thin.​

Information LeasingDesk uses

LeasingDesk uses your credit information (along with rental, eviction, criminal, and income data) to generate a pass/fail‑type tenant score for landlords, but it does not create your main credit score itself.​
Problems arise if the underlying data in your tenant report is wrong, because bad information can lead to denials of housing even if your regular credit score is decent.​

What you can do

You have the right under the Fair Credit Reporting Act to request a copy of your RealPage/LeasingDesk consumer report and dispute any errors, just like with a credit bureau.​
If you see a LeasingDesk inquiry you do not recognize or you were denied housing and suspect a mistake, request the report from RealPage, dispute inaccurate items in writing, and consider speaking with a consumer‑rights attorney if the errors are serious or not corrected.

On January 7, 2025, the CFPB filed a lawsuit against Experian alleging that Experian violated FCRA by failing to properly conduct reinvestigations of disputed information in consumer credit files; failing to delete inaccurate, incomplete, or unverified information in consumer credit files; failing to provide adequate written notice to consumers of the results of its reinvestigations; failing to prevent the improper reinsertion of previously deleted information from consumer credit files; and failing to follow reasonable procedures to assure maximum possible accuracy of the credit information Experian reports on consumers. In addition, the complaint alleges that Experian committed unfair acts or practices in violation of the Consumer Financial Protection Act of 2010 by (1) failing to convey consumers’ disputes to furnishers fully and accurately, and instead distorting, truncating, and mischaracterizing consumers’ disputes; (2) relying excessively on furnishers to resolve disputes, routinely doing nothing more than sending the dispute to a furnisher and implementing the furnisher’s response, despite having evidence of that furnisher’s unreliability; and (3) improperly reinserting tradelines into consumer credit reports due to its practice of failing to adequately match newly reported tradelines to tradelines that were previously deleted as a result of a dispute if the subsequent furnishing was from a new furnisher. The Bureau seeks, among other things, to bring Experian into compliance with the law, consumer redress, and the imposition of civil money penalties.

FTC Marks Identity Theft Awareness Week with Events to Help Consumers Identify Risks of Identity Theft During the COVID-19 Pandemic

The Federal Trade Commission is launching Identity Theft Awareness Week, February 1-5, 2021, with a series of events to highlight steps consumers can take to help reduce their risk of identity theft and recover if identity theft occurs.

Identity theft happens when someone steals personal information about you such as your Social Security number or credit card information, and uses it to commit fraud. Reports about any type of identity theft topped the list of consumer complaints submitted to the FTC through the third quarter of 2020.

As part of Identity Theft Awareness Week, the FTC will participate in webinars and other events to highlight what you can do to protect your personal information, red-flag warning signs of possible identity theft, and steps to take if identity theft happens to you. Events include a webinar on Monday, February 1, with Identity Theft Resource Center and FTC experts discussing identity theft during the pandemic, and a Facebook Live discussion on Thursday, February 4, hosted by the AARP Fraud Watch Network, focused on COVID-19-related identity theft, current trends, and ways to protect yourself.

Consumer Financial Protection Bureau to Hold Consumer Advisory Board Meeting

The Consumer Financial Protection Bureau (CFPB) will be holding a Consumer Advisory Board Meeting on February 27, 2014 in Washington, D.C. The agenda for the meeting indicates an open session to the public (RSVP's required) on Protecting Consumer Credit Profiles. CFPB Director, Richard Cordray is scheduled to speak about the consumer experience in the credit reporting market.
